York House Holiday Park is run by our managers Tom Sowden & Becky Pepper. They are here to guide you through the buying process and will be happy to help you with enquiries.

What are the questions i should ask if i am considering buying a holiday home?

  1. What should I think about?
  2. Are we here to help you, or just to ‘sell’ to you?
  3. What do I get for my money?
  4. What are the different ways of paying for a holiday home
  5. If I bought a holiday home what happens next? What should I think about?

Based on our experience, owning any type of Holiday Home is a bit like a jigsaw puzzle

– all the bits have to fit together for it to be right for you.

If all the bits do not fit, then we suggest you take more time to consider your options.

Are we here to ‘help’ you? Or just ‘sell’ to you?

We have over 160 happy owners on our park.  The majority we have looked after through buying, siting and enjoying their home. It’s in our best interest to have a park full of happy owners – and we’re happy for you to meet and chat with every single one!

Even if holiday home ownership isn’t right for you, we hope if we look after you and give you all the advice you need – you’ll let everyone know!

If I bought a Holiday Home how can I pay for it?

A few of our Customers are fortunate enough to have the money saved to buy a holiday home outright; they are the exception rather than the rule.

Other Customers may use some form of third party finance.

Our specialist holiday home funding packages can also help towards the purchase of a home

    • Our funding is done through finance companies who are specialists in the holiday home market.
    • If funding is required we would take relevant details and then send a finance proposal to the finance company.
    • Finance is restricted to a fixed term of normally not more than 7 years.

If I bought a holiday home what happens next?

This would be dependent upon whether the holiday home is already in situ or whether it has to be transported to the park from another location.

In the event that we are ordering a new home the following would apply:

When the Customer has chosen their home we would ask for a 10% deposit  as most customers like to feel secure as soon as they are happy with the Park the style of home and the pitch.  This would usually involve a meeting with the Park Manager to run through the ‘paperwork side’ of Holiday Park living and establish a budget and specification for your holiday home with which you are comfortable.

We then write up the Holiday Home sales form, for you to check on everything we have agreed

Dependent on factory lead times if it is a new home or location of the pre-owned home. A handover date would be agreed.

On the day of hand over a customer would sign any remaining paperwork and then be taken to their new holiday home to show them how everything works.  Handovers are usually done during the week between 10.00am and 3.00pm, this will usually ensure that our engineers or subcontractors are available to help if needs be.

When buying a holiday home that is already sited the length of time between agreeing a sale and moving in can be a lot shorter, depending upon:

    • Have all Park requirements been met?
    • Have all customer concerns / questions been answered?
    • Is all paperwork in place?

The York House Holiday Park buying process

A customer comes to York House Holiday Park, likes the park and wants to purchase a holiday home – what happens next?

    • After a tour of the park with the one of the sales team, the customer would choose their preferred pitch and caravan.
    • The customer would be shown the relevant paperwork (Licence Agreement and Park Rules)
    • Having covered the main issues regarding the park rules and after a general conversation regarding York House Holiday Park and holiday ownership, the customer would usually be able to make a more informed decision as to whether or not they wish to proceed. At this stage nothing is binding.
    • If the customer wishes to proceed they will be given a copy of the Licence Agreement, a copy of the park rules and any further documentation relating to the home in question. The customer will also be asked to provide 2 references, a passport and utility / council tax bill from their current property.
    • The customer would be asked for a minimum 10% deposit to be paid.
    • A handover date would be agreed.
    • 7 days prior to the agreed handover date all relevant paperwork should be completed and signed. On the handover day funding would be completed and the official handover paperwork completed. The customer would now be the proud owner and would be able to take possession of there lovely new holiday home.
