With the advantage of the River Swale running through, Swaleside Holiday Park near Thirsk is extremely popular with fishing enthusiasts. All our residents are welcome to fish here throughout their 11-month licence, and we always celebrate a good catch!
Set in the village of Topcliffe, the park is an easy walk from two pubs, a small shop and an active village hall. The village is just off the A168 which takes you into Thirsk in just a few minutes, and a short drive from the A1(M) for access further afield.
On site, there’s a great space for events – residents are welcome to join the weekly craft group, or have fun at the parties organised in the summer, at Halloween, and at other times of the year. When demand is high, we often move up to the function room at the village hall to accommodate even more guests!
The park also includes a woodland dog walk area – and the Woodlands development of just 18 secluded plots is surrounded by trees, too.
Caravan Ownership on Swaleside Holiday Park
Owning your own holiday home is a wonderful thing and at Swaleside we want to make choosing the right one simple and pleasurable for you.
We are here to offer advice and also to answer your questions, but if you are new to holiday home ownership, where do you start, what questions should you ask?
Here are some to start you on your journey.

What is the length of your season?
At Swaleside we are open from 1st Feb – 2nd January, meaning we close for about four weeks for maintenance each winter
Is there an age limit on the holiday homes?
On Swaleside your holiday homes are given and annual licence and are not subject to a specific age limit but have to be kept in good condition in keeping with the park.
How much are the site fees and do different areas have different fees?
Site fees for a Standard Pitch on Swaleside are £2,826.00, Premium Pitches are £2,982.00
What about running costs like rates, electricity and gas?
Rates are £240 including VAT. Electricity is competitively priced and invoiced annually. You only pay for what you use. Gas bottles are £60.00 delivered and connected.
Are people permitted to sub-let their holiday home to strangers?
No. Swaleside is an owners-only park. This means you’ll get to know your neighbours and it’s why we have such a warm and friendly community. Owners’ families are of course, always welcome.
Do you allow pets?
Yes pets are allowed. Dogs must be walked on a short lead.
Are people allowed to put up clothes lines?
No, to keep the park looking lovely we provide a laundry room for owners with a coin operated washer and drier and if you prefer, there is an area with two rotary clothes lines.
What about Insurance for the Holiday Homes?
We can arrange this for you very competitively through Compass.
Meet the Team
Swaleside is our little place of paradise, peace and tranquillity in abundance and a million miles away from the hectic pace of everyday life, with the added benefit of fishing one of the most beautiful picturesque stretches of the river swale you immediately relax in all its surroundings.
Joanne and I feel blessed to be a part of the close community of Swaleside and we love our time there. Roll on retirement…
Dear Mr Brierley,
I am writing to thank you for your welcoming letter following our purchase of a Willerby Avonmore caravan.
We would especially like to say how very pleased and impressed we have been by our initial welcome, and follow up, from Amanda and Andrew on site. The handover was very professional but also, more importantly, very warm and welcoming, right down to flowers a card. Amanda had also left a few knick knacks here and there which made for a homely welcome.
We are now fairly settled in our new second home and love Swaleside and the area. It is very reassuring and pleasing to know we only have to ask if we need anything or any help.

Could I also say that our first year at Swaleside has been wonderful. We have been welcomed and supported by Amanda and Andrew from our first visit in September 2016.
Nothing is too much trouble and they work very hard to ensure the park runs smoothly and always looks inviting. We love escaping there as often as we can.

A SPECIAL PLACE!… This is from a person who didn’t want a holiday home – well certainly not in Yorkshire, Tenerife was more on my wish list!
But on a wet, grey Saturday in February 2016, Swaleside Holiday Park knocked a brick out of my wall and I was hooked, much to my husbands amazement as this was his choice.
Since then the Park has evolved in to something very special, one of the main reasons is down to the influence of Amanda & Andres who, together with their team, creat such a pristine finish which is a pleasure to see each and every time we roll through the gate.
The social gatherings are second to none, once again steered by Amanda & Andrew, great friendships made and lots of money raised for deserving charities…what could be better?
We could not imagine being without our van on F9, feet up, glorious surroundings and no grass to mow – it’s all done for us.
Swaleside has made work a little more acceptable by creating such wonderful weekends – can’t wait to retire!

Swaleside is a lovely peaceful and friendly park, run by great staff that keep the grounds looking beautiful all year round. We have been amazed at the variety of attractions within very easy reach, including North Yorkshire National Park and all the east coast resorts.

Thank you for an excellent day. I along with everyone else thought this was one of the best days on the park. Lots of people turned up and everyone was up for having a good time, and, we were all well catered for by the excellent BBQ. The day was very well organised. Even the sun came out to lend a helping hand. Both yourselves and all the volunteers did a superb job. Looking forward to the next one.

Hi Phil. Margaret (B9) … Been to Swaleside this week, had a major problem with flies on Monday afternoon just as my sisters had set off to come and stay. Absolutely beside myself rang Amanda. Within 2 mins Andrew was at the door, he spent an hour spraying everywhere hovering up and calming me down. I cannot praise those two enough, I now have confidence going on my own knowing there is someone to help.

From the South, leave the A168 and head towards Topcliffe on Long Street. After crossing the bridge over the River Swale, the Park can be found immediately on your right hand side.
From the North, leave the A168 and head towards Topcliffe on the A167. Continue straight on through the village and the Park can be found on the left hand side before you reach the bridge over the River Swale.
