Abbots Green £4880.18, York House £3638.28, Monk Park £3625.00 Plus VAT at the prevailing rate

Electric and gas are metered separately and charged (usually quarterly)

How long is the season?

Abbots Green 12 months

York house 10.5 months March to Jan

Monk Park 11 months

Is the park dog friendly?

Yes, and we have 2 dog runs where they can be let off the lead. Please refer to the park rules below for more specific information.

Can my family use our holiday home?

Yes, but where possible please let us know or ask family to pop in to reception to say hello 😊

Can you sublet your holiday home?

No, subletting your lodge or caravan is not permitted

When is the Old Barn Coffee Shop open?

Summer Thursday to Monday, Winter Friday to Monday

Are there any pubs nearby?

Yes, we have the Greyhound in Bagby and The Forresters in Kilburn.

Do you have WIFI onsite?

The hire fleet homes and lodges have WIFI.

There is WIFI in the communal areas – games room and coffee shop.

Premium packages are available for purchase by owners.

What are the check-in and check-out times?

Check-in is usually from 4:00 PM and check-out is by 10:00 AM.

Is bedding and linen provided?

Bedding is provided in our hire lodges and caravans.

Towels are provided in lodges only.

When can I fish?

8 am till dusk, but please note that there is no parking by the lake entrance.

I’m interested in buying a holiday home at York House, can I visit the site?

Are caravans or lodges a good financial investment?

Our advice is to treat your purchase as a leisure investment, the more you use it the more benefit you will have but in our opinion it is not a financial investment.

Do Caravans and Lodges depreciate and by how much?

Yes they depreciate.  The depreciation will depend on a number of factors such as the current market and demand, condition of the asset, pitch availability.  Think of buying a car, usually the first few years will see the greatest  depreciation.  Remember it is a personal investment in your leisure time and we do not advise it to be a financial investment.

What do I get when I buy a lodge or Caravan?

The buying process is thorough, from your first visit right through to purchase.  All customers who buy from York House will be given a documentation Pack, including sales and Licence Agreements, rules etc.

Can I live in my caravan/lodge?

No, this is strictly prohibited.  Holiday caravans and lodges are not intended as a permanent residence and nor does the Holiday Park have the appropriate licence.

All Owners MUST have a main address elsewhere.

Can I park by my holiday home?

All Abbots Green Lodges have parking on the plot.

All Caravans on York House Holiday Park have parking on or very near the plot.

Monk Park has only 20 plots with no hardstanding parking adjacent but ample parking nonetheless.

Is there Disabled access to caravans and public areas?

The public areas have level entrances or graded entrances suitable for walkers and wheelchairs. Guide dogs are welcome in the reception and coffee shop area and we also have some pet friendly caravans and lodges for hire. Owners are able to have a ramp fitted to allow for wheelchair access.
